Kitchen Remodeling in Sunnyvale
Keeping a gas range in Sunnyvale? The 2026 rules still want a 240-volt circuit behind it.
Sunnyvale's kitchen remodel handout for 2026 requires gas ranges to get a 240-volt circuit and reserved breaker space, so the kitchen can go electric later. We remodel kitchens here with that wiring, the city's outlet rules and the SVCE rebates planned before cabinets are ordered.

WHAT A SUNNYVALE KITCHEN INVOLVES
Gas now, electric later, or electric now?
Either way, the panel gets involved. An electric range needs a 40 or 50 amp circuit; a gas range needs a 240-volt circuit and reserved breaker space for the future. Countertop outlets need at least two 20 amp circuits. If the panel cannot carry it all, Sunnyvale's handout says it may need an upgrade or a subpanel.
Range circuits
40 or 50 amps for an electric range or oven; a 240-volt circuit and reserved breaker space behind any new gas range.
Countertop outlets
No point on the backsplash more than 24 inches from an outlet, outlets no more than 20 inches above the counter, all GFCI and AFCI protected.
Islands
Island outlets sit on or above the counter, never on the cabinet side. Without one, provisions for a future outlet are required.
Lighting
High-efficacy fixtures, a wall dimmer, airtight recessed cans without screw bases, and under-cabinet lights on their own switch.
Walls and windows
A floor plan shows bearing walls and windows. Eichler window changes are discussed with city staff before ordering.
Whole-house fixtures
A kitchen permit also triggers replacing toilets, showerheads and faucets that exceed today's flow limits anywhere in the house.

WHAT SLOWS SUNNYVALE KITCHENS
Problems Sunnyvale homeowners run into, and how we plan around them.
From r/Sunnyvale threads, Silicon Valley Voice reporting and the city's handouts.
A panel or service upgrade with PG&E stretches over months.
Load is calculated at the site visit, and if PG&E is needed, the Your Projects application goes in with the city permit, (877) 743-7782.
The 2025 electric-readiness rules may mean rewiring and a bigger panel.
Sunnyvale's chief building official warned of panel upgrades; we size the 240-volt range circuit into the plan and check whether the panel can carry it first.
Neighbors argued at council over requiring heat pumps when HVAC fails.
If the kitchen remodel touches heating, the current city rule and SVCE's rebates are checked before equipment is chosen.
Eichler ceilings leave no hidden space for a range hood duct.
The hood duct route is drawn before the hood is chosen, with soffits or roof penetrations that respect the open-beam ceiling.
Permit applicants receive scam payment requests.
Sunnyvale warns of phishing aimed at applicants. Fees are paid only in E-OneStop.

Do I need a permit for a kitchen remodel in Sunnyvale?
Yes, except when the only work is replacing countertops or refacing existing cabinets with no electrical changes. The permit must be issued before the remodel begins, and the inspector asks for photos of all four original kitchen walls at the first inspection.
Can I keep a gas range in a Sunnyvale kitchen remodel?
Yes, but the gas range location must also get a 240-volt circuit and reserved breaker space in the main panel or a subpanel. That is Sunnyvale's 2026 requirement so the kitchen can switch to an electric range later without new wiring.
How many circuits does a kitchen need in Sunnyvale?
At least two 20 amp circuits for the backsplash outlets, plus a dedicated circuit for a cord-and-plug range hood and a 40 or 50 amp circuit for an electric range or oven. Disposals, dishwashers and built-in microwaves may need their own circuits, depending on the manufacturer.
How long does kitchen plan review take in Sunnyvale?
21 days for the first online review and 14 days for each resubmittal. Interior remodels of 800 square feet or less can instead be reviewed in person at the One-Stop Permit Center by appointment, by starting the project description with OTC in E-OneStop.
Does SVCE give a rebate for an induction range in Sunnyvale?
Yes. Silicon Valley Clean Energy pays $500 for replacing a gas cooktop or range with induction, or $750 for income-qualified homes. The rebate must be reserved before installation, and wiring for the new range can add $500 per circuit.
Does a kitchen island need an outlet in Sunnyvale?
No, but if the island has no outlet, provisions for adding one later are required. When an island outlet is installed, it must be on or no more than 20 inches above the countertop, in an assembly listed for countertops or work surfaces, never below the counter or on the cabinet side.
