Kitchen Remodeling in San Mateo
San Mateo's new reach code adds electric-ready wiring to kitchen remodels.
On March 16, 2026, San Mateo adopted reach codes asking single-family kitchen renovations to include electric-readiness measures. We remodel kitchens here with the wiring, panel space and permits planned together, so a future induction range is a swap, not a rewire.

Gas today, electric-ready tomorrow.
San Mateo's reach code for 2026 to 2028, listed as pending state approval, calls for reserved breaker space, receptacles and conduit in kitchen and laundry renovations of single-family homes, townhomes and duplexes. Renovations of 1,000 square feet or more choose measures from a menu to reach 12 points. We design to it now, so the inspection holds no surprises.
Electric readiness
Reserved breaker space, receptacles and conduit, as the 2026 reach code lists for kitchen renovations, so induction can be added later without opening walls.
Counter circuits
Two 20 amp countertop circuits and GFCI, tamper-resistant outlets placed so no point on a counter longer than 12 inches is more than 24 inches from one.
Appliance circuits
Dedicated circuits for the dishwasher, disposal and microwave, AFCI on all new 15 and 20 amp circuits, and every breaker labeled.
Range hood
Vented outside through smooth metal duct only, ending at least 3 feet from openings and property lines, with the gas shutoff kept accessible.
Insulation
Where walls, floors or ceilings open to unconditioned space: R-15 in 2x4 walls, R-20 in 2x6 walls, R-19 under the floor and R-30 at the ceiling.
Old wiring
Knob and tube left in place must be certified by a licensed electrician before cover, and deteriorated runs are replaced with listed wiring.

WHAT HOLDS UP SAN MATEO KITCHENS
Problems San Mateo homeowners run into, and how we plan around them.
From the city's reach code and remodel guides, its inspection rules and the age of its homes.
The panel has no spare breaker space for the reach code's readiness measures.
Panel space is mapped at the site visit; load management or a service upgrade, an express permit in San Mateo, is planned before cabinets.
Knob and tube turns up behind the old cabinets.
An electrician certifies runs that stay and replaces worn ones before insulation and drywall go in.
Insulation is missed in an exposed exterior wall.
Insulation levels from the city guide are in the plans, so the cavity is filled before the rough-in sign-off.
A hood duct ends too close to a window or the property line.
The duct route is drawn with its 3 foot clearance before the range location is final.
Inspections slip a day when requests come in late.
Rough-in requests go in before the 3pm cutoff, with the on-site contact listed.

Do I need a permit to remodel a kitchen in San Mateo?
Yes. Electrical, plumbing and mechanical permits are required for new circuits, piping, gas and ventilation work, and a building permit covers wall changes. Kitchen remodels with wall alterations can be reviewed over the counter or virtually when no structural calculations or fire review are needed.
What does San Mateo's reach code require for a kitchen remodel?
Electric-readiness measures: reserved breaker space, receptacles and conduit, for kitchen and laundry renovations in single-family homes, townhomes and duplexes. The City Council adopted these 2026 to 2028 reach codes on March 16, 2026, and the city lists them as pending state approval.
Does San Mateo require insulation in a kitchen remodel?
Yes, where the remodel exposes walls, floors or ceilings next to unconditioned space. San Mateo's Kitchen Remodel Guide lists R-15 in 2x4 walls, R-20 in 2x6 walls, R-19 under floors and R-30 at ceilings, plus 1 inch insulation on hot water pipes of 3/4 inch or more.
Do I have to replace knob and tube wiring in a San Mateo kitchen remodel?
Not always. San Mateo lets existing knob and tube stay if it is in factory listed condition and a licensed electrician certifies it as safe before it is covered. Any questionable or deteriorated wiring must be replaced with a listed product.
How quickly can I get a kitchen permit in San Mateo?
Within days for many remodels. Kitchen remodels without structural calculations qualify for virtual over-the-counter review: staff respond within one business day of a complete submittal, and the permit is issued within one business day after fees are paid.
Can I still install a gas water heater in the Bay Area?
Yes, for now. The Bay Area Air District's 2023 rule sets a zero-NOx standard for new small water heaters starting January 2027, and a July 2026 draft would move that date to January 2028. Existing water heaters do not have to be replaced early.
