Kitchen Remodeling in Milpitas
Milpitas pays extra to switch a gas range to induction. Plan the circuit with the cabinets.
Milpitas homeowners get Silicon Valley Clean Energy's induction rebate plus a city-funded add-on, and most kitchens here can be permitted under one combination permit. We remodel kitchens here with the electrical, the slab and the HOA letter planned before cabinets are ordered.

WHAT WE PLAN IN A MILPITAS KITCHEN
Gas range, or induction?
A gas range needs a properly sized gas line and a hood vented outdoors. An induction range usually needs a 40 amp, 240 volt circuit, since ranges rated 8.75 kW or more require at least 40 amps. Deciding before design keeps the panel, the cabinets and the rebate paperwork in step.
Counter circuits
At least two 20 amp small-appliance circuits split across the countertop receptacles, with no other outlets on them.
Receptacles
No point on a counter 12 inches or wider more than 24 inches from a receptacle, GFCI at the counters, sink and dishwasher, AFCI on new circuits.
Islands
If an island gets no receptacle, California code now requires provisions for adding one later, so the conduit or box goes in before the slab or floor closes.
Lighting
All lighting high efficacy, on wall-mounted dimmers that let it be adjusted up and down, as the Energy Code requires in kitchens.
Range and hood
A dedicated circuit for an electric range, 30 inches of clearance above the cooktop or 24 with a listed hood, and exhaust ducted outdoors with a backdraft damper.
Garage door
Kitchens that open to the garage need a 1 3/8 inch solid or honeycomb core steel door, or a 20 minute rated one, self-closing and self-latching.

MILPITAS AT A GLANCE
Who handles what in Milpitas.
One city office issues the permit, PG&E and SVCE handle the power and rebates, and the HOA often has a say on anything outside. Lining them up early keeps the kitchen on schedule.

Go Electric, Milpitas
City-funded add-ons on top of SVCE rebates for induction, heat pumps and panel upgrades. Staff help residents in person at the Permit Center on Tuesdays from 1 to 4pm, or by email at GoElectric@milpitas.gov.
Electrification Corner ↗Slabs
Check for post-tension cables
The city's kitchen handout tells owners to verify whether a slab is post-tensioned before cutting it. An island sink or a moved range on a slab is planned with that answer first.
WHAT TRIPS UP MILPITAS KITCHENS
Problems Milpitas homeowners run into, and how we plan around them.
From the city's kitchen handout, its fee and rebate pages, and SVCE's program rules.
An island sink needs a drain through a post-tension slab.
Tendons are located before layout is final, and the island design follows what the slab allows.
The induction range is delivered and the panel cannot carry it.
A load calculation is done at design, and SVCE's circuit splitter rebate is considered before a panel upgrade.
The induction rebate is denied because the range went in first.
SVCE and the city require approval before installation, so the reservation is filed during design.
City rebate money runs out.
Milpitas add-ons last only while funds remain, so eligibility is checked the week of the quote.
The final fails on fixtures elsewhere in the house.
Water-conserving fixtures throughout the home are a condition of final under Civil Code 1101, so they are checked at the first visit.

Do I need a permit to remodel a kitchen in Milpitas?
Yes. The City of Milpitas requires a building permit to remodel an existing kitchen, and a combination permit can cover building, electrical, mechanical and plumbing work in one. Plans of the existing and proposed kitchen are submitted online or at the Permit Center.
What is the permit fee for a kitchen remodel in Milpitas?
$1,059 for a kitchen remodel combination permit, or $1,545 for a kitchen and bathroom remodel inspected together, under the building fee schedule effective August 3, 2026. State fees are added, and 60 percent of the permit fee is treated as the inspection fee for refunds.
Is there a rebate for switching from a gas stove to induction in Milpitas?
Yes. Silicon Valley Clean Energy pays $500 for replacing a gas range or cooktop with induction, or $750 income-qualified, and the City of Milpitas adds $500 more through the same application. The rebate must be approved before installation.
What size circuit does an induction range need?
Usually 40 amps at 240 volts. The California Electrical Code sets a 40 amp minimum branch circuit for ranges rated 8.75 kW or more, and cooktops drawing over 60 amps must be split into circuits of 50 amps or less. A load calculation tells whether the panel can carry it.
Do kitchen lights need dimmers in California?
Yes. The California Energy Code requires kitchen lighting to have readily accessible wall-mounted dimming controls, and all kitchen lighting must be high efficacy. Lights inside drawers and cabinets and night lights under 5 watts are exempt.
Does my HOA need to approve a kitchen remodel in Milpitas?
Only for exterior work in most cases. The City of Milpitas states that exterior work on HOA-regulated property needs the association's approval and that getting it is the owner's responsibility. Interior work follows the HOA's own CC&Rs, which often set work hours and contractor insurance rules.
