Office / Suite Refresh

Commercial tenant improvements — new layout, ceilings, lighting, power, and low-voltage — executed with minimal disruption to your operations. Phasing around business hours when needed.

Layout & Wall Changes

Open-concept conversions, new partitions, and load-bearing modifications. Structural coordination handled early so framing, rough-in, and inspections happen in the right order — not twice.

Lighting & Electrical Updates

Wiring and lighting are handled in-house by our own crew: panel upgrades, new branch circuits, LED retrofits, dimming controls, and under-cabinet lighting — integrated with the remodel schedule, not appended to it.

Permits & Inspections

We pull the permits, respond to plan-check, and schedule every inspection under our license. Structural, electrical, plumbing — all closed out before the job is called complete.

Master bathroom, full gut. Grey walls, a dark vanity and a framed tub enclosure came out down to the studs. The rebuild is marble-look porcelain floor to ceiling, a freestanding tub, a frameless glass shower with a linear drain, a stone-top vanity, and wood-look plank flooring. New supply and waste lines and new circuits went in while the walls were open.

Galley kitchen. Oak cabinets and dated counters gave way to white shaker cabinetry, quartz counters, a mosaic backsplash, a farmhouse sink, and new large-format floor tile. New appliance circuits and under-cabinet lighting were run before the finishes went in.

Commercial restroom, occupied building. A multi-stall restroom stripped back to the carrier plumbing and rebuilt: new fixtures and flush valves, floor-to-ceiling tile, new floor, and updated accessories. Phased so the building stayed open and sequenced around the tenant schedule.

Covered patio. A cluttered side yard with failing posts became a finished outdoor room: new structural posts and beam, corrugated roofing, a resurfaced slab, refinished walls, and exterior circuits for lighting and the string-light run.

Before demo begins, we walk through the phasing plan with you — which areas are active each week, when walls close, which inspections gate the next phase. Dust barriers go up before demolition starts, not after you have called to complain. At the end of every work day, the active area is swept and cleared.

For commercial projects, we schedule around your hours. For occupied homes, we protect finished surfaces, cover HVAC returns, and isolate the work zone so the rest of the house stays usable. Surprises happen behind old walls — we document them, explain them clearly, and get your sign-off in writing before adding a dollar to the scope. No verbal add-ons, no bill shock at the end.

For operating businesses, we can schedule intensive phases after hours or on weekends to keep your team working. The phasing plan is part of the scope conversation — not something we figure out on the fly once demo begins.

It depends heavily on scope and permit timing. A kitchen remodel in an occupied home typically runs four to eight weeks once permits are issued. A whole-home renovation or a large commercial suite refresh can run three to six months. We give you a realistic schedule before work starts — with clear milestones so you know when each phase closes and the next begins. We do not build in hidden float and then call it "on time."

Most structural, electrical, and plumbing work in a remodel requires permits — and yes, we handle all of it. We submit the applications, respond to plan-check comments, coordinate city or county scheduling, and are on-site for every inspection. You will not need to navigate the building department portal or track down an inspector. The permit is closed before we call the job done.

It happens on nearly every remodel of an older home — outdated wiring, water damage, a missing header. We document what we find, explain it clearly, and give you a written change order before any additional work begins. Nothing gets added to the bill without your explicit approval. We also try to anticipate the likely surprises during the initial walkthrough so the contingency budget is realistic from the start.
