WHAT DRIVES THE SCOPE
Refresh, remodel or rebuild?
Most of the cost comes down to one question: do the sink, range and walls stay where they are? Keeping the layout and replacing cabinets, counters and appliances is the fastest and least expensive path. Moving plumbing, gas or walls turns it into a full remodel with permits, inspections and more time.
Layout and flow
Prep, cooking and cleanup zones planned before choosing cabinets, with room for doors and appliance swings.
Cabinets and counters
Usually 30 to 40 percent of the budget. Stock, semi-custom or custom, with quartz, stone or solid-surface tops.
Appliances and circuits
Induction ranges, double ovens and new refrigerators often need dedicated circuits. Panel capacity is checked early, and we do the electrical in-house.
Lighting
Recessed, under-cabinet and pendant lighting on separate controls, so the counters are bright and the room stays comfortable.
Plumbing and ventilation
Sink, dishwasher, gas line and a range hood vented outside, planned together with the layout.
Condos and apartments
HOA approval, work hours, elevator reservations and shared walls built into the schedule.
WHAT DRIVES THE COST
What moves the price of a kitchen remodel.
Every kitchen is priced after a site visit. These items change the number most, so we look at them first.
Layout
Keeping the sink, range and walls in place is the least expensive path. Moving plumbing, gas or walls adds permits and inspections.
Cabinets
Usually 30 to 40 percent of the budget. Stock, semi-custom and custom lines differ widely in price and lead time.
Counters
Laminate, quartz and natural stone, plus the number of seams and cutouts.
Appliances and circuits
Induction and double ovens often need new 240-volt circuits, and sometimes a panel upgrade.
Ventilation
A range hood vented outside costs more than a recirculating one, but clears heat and moisture.
Condo rules
HOA approval, limited work hours and elevator reservations add time to the schedule.
Planning the work
From measurements to a working kitchen.
Site visit and measurements
Free on-site visit. We look at the layout, plumbing, panel and what you want to change.
Design and selections
Layout, cabinets, counters and appliances chosen before demolition, with a permit when plumbing, circuits or walls change.
Demolition and rough-in
Old kitchen out, then plumbing, gas, electrical and ventilation roughed in and inspected.
Finishes and final inspection
Cabinets, counters, backsplash, lighting and appliances installed, then the final city inspection.
How much does a kitchen remodel cost in the Bay Area?
A Bay Area kitchen remodel typically costs $30,000 to $60,000 for a cosmetic refresh, $80,000 to $150,000 for a mid-range remodel with layout changes, and $150,000 to $200,000 or more for a high-end remodel, based on 2026 market averages. Cabinets usually take 30 to 40 percent of the budget.
How long does a kitchen remodel take?
A cosmetic refresh typically takes 4 to 8 weeks, a mid-range remodel 3 to 4 months and a high-end remodel 4 to 6 months. Custom cabinet lead times and permit review are the usual causes of delay, so selections are made before demolition starts.
Do I need a permit to remodel a kitchen?
Yes, in most Bay Area cities, once the work goes beyond replacing cabinets, counters and finishes. Moving or adding plumbing, electrical circuits, gas lines or walls requires a building permit and inspections. Kitchens also need dedicated appliance circuits and GFCI protection for countertop outlets under California code.
Do I need a panel upgrade for a new kitchen?
Often, if you switch to induction or add a double oven. An induction range typically needs a dedicated 40 or 50 amp, 240-volt circuit, and older 100-amp panels may not have the capacity. A load calculation during design answers this before demolition.
Can we live at home during a kitchen remodel?
Usually yes. Most families set up a temporary kitchen in another room with a microwave, the refrigerator and a utility sink, and plan for several weeks without a working kitchen.
What is different about a condo kitchen remodel?
Condo kitchen remodels need HOA approval before work starts, and many associations limit work hours and require the contractor's insurance certificate. Moving plumbing in a condo is harder because drain lines are often shared with the units below.
