The key decision
A useful budget distinguishes defined work, selection allowances, unresolved conditions and owner purchases.
Make the comparison fair
Two proposals are comparable only after their quantities, products, access assumptions and finish boundaries are understood. One may include a new circuit and wall repair while another prices only the visible fixture. Create one shared list before ranking the totals.
Name the uncertainty
An allowance for an unselected faucet and an unknown condition inside a wall are different uncertainties. The first needs a selection and purchase boundary. The second needs an investigation and a decision process. Do not hide both under a single unexplained miscellaneous line.
Keep cost and cash flow separate
A total price does not explain when payments are due. Review the payment schedule, owner-supplied purchases and expected documentation together. CSLB provides consumer guidance on written scope, payment schedules and contract changes.
Put it into practice
Choose your starting point
| Budget line | Ask for | Avoid assuming |
|---|---|---|
| Fixed scope | Quantities and included products | Every adjacent repair is covered |
| Allowance | Exact purchase or task covered | Tax and installation are included |
| Alternate | Separate price and decision deadline | It is already in the base scope |
| Unknown condition | Investigation and change process | The contingency is guaranteed to cover it |
| Owner purchase | Delivery and installation responsibility | The contractor absorbs a late delivery |
