Water Damage Restoration San Jose — Slab Leaks and Aging Tracts
San Jose is mostly post-war tract housing built on slab, which produces a very particular kind of water loss: one that runs underneath the floor for weeks before anybody notices. We find it, dry it, and rebuild what had to come out.
Why San Jose Losses Hide
When the pipe is under the slab, nothing drips.
The city expanded enormously between the 1950s and the 1980s, and most of that housing sits on a concrete slab with supply lines routed underneath it. A slab leak does not present the way a burst pipe in a wall does. There is no ceiling stain and no puddle. There is a warm patch on the floor, a water bill that climbed for no reason, a meter that keeps turning with everything shut off, and carpet that is damp at the edge of a room.
By the time it is obvious, the water has been traveling along the underside of the slab and wicking up into the bottom plate, the flooring, and the drywall. Which is why we lead with moisture mapping and thermal imaging here rather than opening floors on a guess.
The other San Jose signature is plumbing material. Tracts built from the late 1970s into the 1980s frequently used polybutylene and early CPVC, both of which become brittle with age and fail at fittings without warning. A house that has never had a problem in forty years is not evidence that it will not have one tomorrow.

Practical guidance
Use the meter to check for an ongoing leak
When it is safe to access the meter, EPA recommends recording the reading, using no water for two hours, and checking it again. A changed reading can indicate a leak; it does not by itself show where the leak is located.
Account for automatic water use, such as irrigation or an ice maker. A plumbing professional can investigate further, including when a leak may be beneath a slab.
What We See Here
The losses San Jose actually has.
Different from the next town over, which is why the response is too.
Slab Leaks
Supply lines failing under the foundation. Warm floor spots, a spinning meter, and damp carpet edges are the early signs.
Polybutylene & Early CPVC
Brittle 1970s and 1980s piping failing at fittings, common across a whole tract once the material reaches age.
Water Heater Failure
Garage-mounted tanks releasing forty to eighty gallons into a garage that shares a wall with finished living space.
Creek & Storm Flooding
Low-lying areas taking on water during heavy winter storms, usually contaminated by what it crossed on the way in.
